Most homes take 4-6 hours, depending on size, age, and condition of the home.  Not all of the time involved is spent at the home—there is office time involved with organizing and writing the final report.  We generally spend about 4 hours on-site.  We do not rush.  Our objective is to produce thorough + clear reports.  

The standard inspection—all Zero Doubt Inspections—are full top-to-bottom inspections that examine all major systems of the home: Structure, Roof/Attic, Exterior, Foundation, Electrical, Plumbing (except sewer scope), HVAC, Interiors, and more— all visible, accessible systems.  You’ll get a digital report with photos, videos, and plain-language recommendations for next steps.  Ultimately, the final report is very much like a website that is dedicated entirely to documenting the current condition of your home.

Within 24hrs or same day depending on what time of day the inspection concludes.  Most reports are delivered within a few hours of the inspection via our Spectora portal.  The focus is certainly on delivering as quickly as possible but we will take extra time when needed to ensure a quality product.

Absolutely.  We encourage clients to join for part or all of it— great time to ask questions and see findings in real time.  Often, our inspectors are moving around independently and then show clients specific findings once they are located.  Naturally, all findings are documented in the final report, however, it is often helpful to see issues in person and then be reminded of them by the final report.

Yes— both.  You can bundle sewer scope and radon testing with your home inspection for complete peace of mind.  Book together through our online scheduler.  We highly recommend both since sewer pipe issues can be expensive to fix and are hidden without a sewer scope.  Spokane and surrounding area are also high in Radon which is an invisible gas, the 2nd leading cause of lung cancer after smoking, and can easily be mitigated with a Radon Mitigation System if it is known to be present in a home.  These are both cases where it is much better to know in advance and avoid future problems.

Inspection pricing varies based on several factors— including square footage, age of the home, travel distance, and the number of additional services such as sewer scope, radon testing, or additional out buildings that are not attached to the home.

As a general guide, a standard home inspection for an average-sized home with attached gargage typically costs between $400 and $750, with additional services and square footage adding to the total.
